Rent, investment, or your own business
People buy at South Ex-I for one of three reasons. Tell us which one is yours and we will show you the floors that fit it — not the ones that happen to be advertised this week.
For rental income
A floor let to a business pays you rent. We can show you floors that are already let, with the lease and the rent receipts, and empty floors with what comparable floors here actually let for. The real number is in the lease, so that is what we show you.
As an investment
Commercial floors with frontage on the 200-ft PR-7, in a strip that is built and ready to operate. The strip is only as long as it is, and TDI is no longer selling. We will tell you what has changed hands here recently, and at what price, so you can judge the entry yourself.
To run your own business
The showrooms are ready to fit out now. A ground floor for a shop, showroom or restaurant that needs a street door; an upper floor for an office or a business that does not. Check your trade is a permitted use on the floor — we will help you do that before you buy.
We know the owners, and the floors
We work with many of the owners and investors who hold floors in South Ex-I. That means we usually know what is available, what it is priced at and what is let, before it reaches a portal.
Prices here vary a lot from floor to floor and building to building — ground or upper, 18 × 100 or 18.5 × 60, where the SCO sits in the strip, whether it is let. A single asking price tells you very little on its own. Seeing several floors side by side tells you a lot, and that is what we can put in front of you.
You deal with the people who hold the title, through us, not through a chain of brokers. And our office is a few minutes away in Sector 117, so seeing a floor is a short drive, not a day out.

What is actually standing
The SCO blocks we photographed were standing at ground plus three floors with glazing in and terrace railings fitted. Ground-floor shutters were down. There were to-let boards on the upper floors and one business sign on an upper floor. The forecourt was still earthwork, with paving only partly laid and reinforcement bar lying by the entrance pylon. Next door, TDI's Park Street building had McDonald's drive-thru and Pizza Hut signage up.

The brochure, and the site

What South Ex-I is
A commercial strip of 70 units on about 8.37 acres, fronting the PR-7 Airport Road in Sector 118. Mostly shop-cum-office plots, plus a row of small booths and three larger sites marked for a hotel or commercial use.
Each SCO is built to basement, ground and three floors with a terrace. The brochure lists land ownership, terrace rights, a double-height ground floor, entry from two sides and parking. It gives the acreage with an asterisk, which usually means approximate.

Where it sits
On the north side of PR-7, the 200-ft Airport Road, in Sector 118 — between TDI's Park Street building and Taj Plaza, on TDI's own map.
PR-7 is the corridor between Kharar and the airport, and most of the new commercial frontage in this part of Mohali faces it. For a shop, frontage onto a road that wide is the asset. For an office floor, what matters more is how easily your staff and clients can get in and park.
Not to be confused with South Ex-II, directly across PR-7 in Sector 117. Different scheme, different sector. Check which one a listing means.
Park Street next door
TDI's Park Street building is adjacent. In July 2025 it had McDonald's drive-thru and Pizza Hut signage up. What that does for a floor in South Ex-I depends on the floor and the business — a neighbour with a drive-thru is not the same as footfall past your door.

We list floors here only once we have been through them ourselves. For South Ex-I that means the paperwork, the owners and the building — and a clear line on what we will and will not put in writing on a web page.

Terrace, floor by floor
TDI lists terrace rights for the project. Whether they come with a particular top floor depends on how that building was sold, so we show you the position for the floor in its documents.
What we do not publish
Rental yields. Not here, not on any Fidus page — a yield on a website is a guess. For a let floor we show you the lease and the receipts; for an empty one, what comparable floors actually let for.
The brochure's brand names
The logos and branded shopfronts in TDI's brochure are marketing and visualisation, not tenants. Judge the strip by who is actually trading there — we will show you.
Asked and answered
Sector 118, Mohali, on the north side of the PR-7 Airport Road, between TDI's Park Street building and Taj Plaza — that is where TDI's own location map puts it. It is not the same as South Ex-II, which is directly across PR-7 in Sector 117. The two get mixed up often, including by brokers, so check which one a listing actually means.

At South Ex-I the standard SCO is basement, ground and three floors, with a terrace. Each floor can be sold separately, which is why you see different prices for different floors of the same building.

A ground floor suits a shop, showroom or restaurant that needs a street door; the floors above suit offices and businesses that do not. Check that your trade is a permitted use for the floor before you buy — we will help you with that.
Because it usually comes with its basement, it is double height in TDI's plans, and it is the floor with the shopfront — the one people walk into. Upper floors give you more space for the money; the ground floor gives you the street. Which is worth more depends entirely on what you want the floor to do.
Sometimes. Whole buildings do change hands here, and buying every floor means you control the SCO — one business across it, or one tenant for all of it. Talk to us directly rather than through the form; a purchase at that size is a conversation.
Yes. We have been through the permissions and documents for South Ex-I, and we know the owners of the floors we offer directly. For the floor you are considering, we put the documents in front of you before you commit — you should read them yourself, not take our word or anyone else's. One small thing worth knowing: the RERA line in TDI's 2022 brochure was printed as a row of zeros, so do not go by the brochure for registration details. Ask us and we will show you the paperwork.

We do not publish rental yields, for this or anything else. A yield figure on a website is a guess dressed up as a number. If a floor is let, ask for the lease and the rent receipts. If it is not, ask what comparable floors in the strip are actually let for, and to whom. We will help you get both.
TDI's brochure lists terrace rights among the project features. Whether they come with this particular top floor depends on how that building was sold, so it is confirmed floor by floor. We will show you the position for this one in the documents — terrace rights are worth real money on a commercial building, so it is worth seeing in writing.
TDI's brochure has a page of international brand logos and renders of shopfronts with brand names on them. The logo page is about TDI Smart City as a whole, not South Ex-I tenants. Several names in the renders are invented or misspelt, which is normal for an architectural visualisation. None of it is a tenant commitment, and we do not repeat any of it as one.
No. These are resale floors, offered by their owners. Fidus Realty acts as broker on the transaction and is paid on it. We are not the developer and we are not TDI's authorised channel.
