No possession date
Nothing to wait for and no construction risk to price in. What you are buying is a specific plot on a specific road, with a specific history.
Almost all resale
From an owner, not a developer. Nobody is running a sales gallery, the information is scattered, and portal asking prices are aspirations rather than evidence.
The plot is the product
Size, road width, facing and clean papers move value far more than the sector number does. Two plots two minutes apart are not the same asset.
Our office is in Sector 117. We walk these roads, we know which are finished and which are not, and we have been in enough of these houses to know what twenty years does to one.
What it actually looks like
Not renders, not the developer's library. These are houses on roads in this township, taken on one morning — including the ordinary ones, because that is most of what you will be shown.

People search for "TDI City" and then discover the three sectors behave like three different markets. Occupancy, road quality, what is around you and what things cost all differ.
Sector 117
The most established of the three. The TDI Club sits here, and the sector has been occupied for years — families, school vans, lights on in the evening.

Distances are as published on property portals and have not been measured by us — treat them as indicative. Everything described inside the township we have seen ourselves.
Two roads, and a third building
The township fronts PR-7, the Airport Road — the 200-foot corridor running towards Chandigarh, IT City and the airport. That is the direct way in, and the reason most of the newer development sits on the 118 side.
The Chandigarh–Kharar road runs alongside on the other flank, which is how you reach Kharar, and onward towards Ropar.
PR-6 is under construction. It runs from the Banur–Landran road, crosses PR-7 and passes the township, heading on towards Siswan and New Chandigarh. Approaching from that side takes you past Taj Plaza rather than straight off Airport Road.
PR-6 is described as we found it on site. We have not assumed a completion date and we would not price one in. Ask us for the current position before it forms part of a decision.
Why it matters to a plot
On resale, which road a plot sits on moves the price more than the sector number does. A plot on a finished 40-foot internal road is a different asset from one on a sector-dividing road with through traffic, even when they are two minutes apart and the same size.
The same goes for what a second arterial does to a township over time. It is genuinely useful — and it is also the kind of thing that gets sold as certainty years before it opens.
Plot, kothi or floor
Three quite different products trade in this township, and people use the words loosely enough that buyers turn up expecting one and are shown another.
Plots
Residential plots, individually registered, sized in square yards. You buy the land and build to the sanctioned plan. The commonest resale product in the township and the one where sector, road width and facing move the price most.
Kothis
Independent houses on their own plot. Whole-plot ownership, no shared structure, no society. Condition varies enormously — some are twenty years old, some are recent rebuilds on old plots.
Builder floors
One home occupying an entire level of a low-rise building on a single plot, with an individual registry and a share in the land. Stilt-plus-four with a lift is the common format. Not a flat in a society.

What we tell you first
A buyer who finds out about a problem after registry is a buyer lost permanently, and rightly so.
So before a site visit, not after a booking, we go through what is actually around a specific plot — the roads that are finished and the ones that are not, what the maintenance position really is, what is being built next door, and anything in the immediate area that a buyer would be angry to discover later.
Some of that is unhelpful to us. We would rather lose an enquiry than a reputation in a market that runs on referral.

And the papers
On resale the paperwork is where deals go wrong. The title chain back to the original TDI allotment, not just the last sale deed. The sanctioned plan against what is actually standing. Any outstanding maintenance dues, which transfer with the property.
Bring your own advocate. We would rather you checked than trusted us — and if a seller resists producing a document, that is information in itself.

A large residential township in Mohali (SAS Nagar) developed by TDI Infratech, spanning Sectors 117, 118 and 119 off the Airport Road corridor. It has been occupied for years — this is a place people live, not a site waiting to fill up. Most of what changes hands here now is resale.
No. Fidus Realty is an independent advisory and has no affiliation with TDI Infratech. We advise buyers and sellers on resale property within the township. Our office is in Sector 117, which is why we know it in detail — not because anybody appointed us.
Three things, mainly. Residential plots, individually registered and sized in square yards. Kothis — independent houses on their own plot. And builder floors, where one home occupies an entire level of a low-rise building on a single plot, with its own registry and a share in the land. Apartments exist on the Sector 118 side but they are a different market.
They are not interchangeable and the honest answer depends on what you want. Sector 117 is the most established, with the TDI Club and years of occupancy behind it. Sector 118 fronts the Airport Road side and carries most of the newer high-rise development. Sector 119 has the schools. Price, road width and facing move value more than the sector number does.
TDI maintains the township — cleaning, security, the generator and the lifts on buildings that have them — and bills residents for it. The figure varies by property type and we will give you the actual number for a specific address rather than a range. Ask to see a current bill from the seller; it is the one document nobody volunteers and the easiest to get.
Punjab charges stamp duty, a registration fee and cess, and the total is material on a property at these values. We are in the middle of confirming the exact heads and percentages against an actual registry receipt rather than quoting what websites say, because the published figures disagree with each other. When we have it, it goes up here. In the meantime we will put the exact figure for a specific transaction in writing before you commit to anything.
Park Street in Sector 118 is the main one — KFC, McDonald's, Anytime Fitness and a run of other eateries on the Airport Road frontage. Small rather than a regional mall, but it is inside the township and busy on a weekday evening. There is also Taj Plaza on the 118 side, CP Square in 117, and TDI's commercial in 119. The TDI Club in Sector 117 — pool, gym, restaurant, bookable rooms — is the amenity residents genuinely use. For a bigger night out people drive to the Sector 74 belt or to VR Punjab.
No, and it is worth checking which one a listing means. TDI City 2 is a separate township in Sectors 110 and 111 on the Landran-Banur road, several kilometres from here and a different market. This cluster covers TDI City 1 — Sectors 116 to 119, off the Airport Road corridor.
Parts of it are and parts are not. Roads, street lighting and plot occupancy vary considerably between and within the three sectors, and there are issues in places that a Sunday drive-through will not show you. We go through those honestly before a visit rather than after a booking — including the ones that do not help us sell.
We are building a record of what has actually transacted, by sector and plot size, from deals we have closed or deeds we have seen. That is different from portal asking prices, which are aspirations.
