Most listings for this project quote one 3 BHK. There are two, they are ₹16,00,000 apart, and the difference is a third washroom and a store. Which one is right depends entirely on who is moving in.

3 BHK Type A · 1,680 sq ft · from ₹1,15,90,000
Three bedrooms, three washrooms, plus a store. If four or more adults live here, the third washroom settles arguments before they start. That is what the ₹16,00,000 buys.

₹2,43,800, for choosing a name. Punjab charges 6.5% in a woman's name, 7.5% joint, 8.5% in a man's. That is the spread on a top-floor Type A. Most buyers decide whose name it goes in before anyone tells them this — your loan and tax position matter too, so weigh all three. We would rather you heard it from us than from the sub-registrar.

Unconfirmed₹6,00,000 above the third floor on every type. The seller indicates that premium carries 70% roof rights — and on the arithmetic, that is the most interesting number on this page.
If the roof plate is close to the floor plate, 70% of it is roughly 1,176 sq ft on a Type A, 1,057 on a Type C and 952 on a Type B. Against a ₹6,00,000 premium that is about ₹510 to ₹630 per sq ft — set against ₹7,256 per sq ft for the flat underneath it. On those numbers it is the cheapest space in the building by a wide margin.
Which is exactly why we get it in writing for you. Roof rights promised in a conversation are worth nothing, so before you pay the premium we put five things in front of you:
- What area the 70% actually is, in square feet, and which part of the roof
- Whether it is ownership or exclusive right of use — they are not the same thing
- Whether it is registrable, and whether it appears on your sale deed
- Whether you may build on it, and what the sanctioned plan permits
- Who is liable for waterproofing, the overhead tank, lift machinery and common services sitting on it

These are super areas
1,360, 1,510 and 1,680 sq ft as quoted by the seller. Carpet area — the floor you actually live on — is what matters when you compare against another project, and we will pull it off the sanctioned plan for whichever unit you are serious about.
Know what the extra space costs
The flats run ₹6,316 to ₹7,256 per sq ft. The step up from one type to the next is priced nearer ₹9,400 per sq ft — so you are paying for the third washroom and the store specifically, not just for floor area. Worth knowing before you stretch.
The 2 BHK is the cheapest per foot
₹6,316 per sq ft on the third floor, against ₹6,899 for the Type A. If you are buying to let or to hold, that gap is worth a conversation before you default to a 3 BHK.

Type C at 1,510 sq ft gives you three bedrooms and two washrooms. Type A at 1,680 sq ft adds a third washroom and a store, and costs ₹16,00,000 more. If the house runs to four or more adults, the third washroom settles most arguments before they start. If it is a couple with one child, Type C is the better-value flat and the ₹16 lakh is better left in your pocket. Tell us who is moving in and we will tell you straight.
