Floors and pricing

Floors are priced by level, from ₹1.45 Cr to ₹1.55 Cr. The top floor sits at the upper end because it carries roof rights.

There is no preferential-location charge and no separate parking charge layered on the floor price. The two additions are the one-time TDI Club membership and the IFMS deposit, both shown in the table — and both are one-time, not recurring.

Everything else you pay is government: stamp duty, registration and cess. We will put the exact figures for a specific unit in writing before you commit to anything.

Two hundred feet to the pool

The TDI Club sits at the end of the street — close enough that the children walk there and back on their own, and you actually use it rather than paying for it and forgetting.

Table tennis too. Two hundred feet from your door, not a drive across the sector. Membership is a one-time ≈₹60,000, then it is yours to use.

Rooms for the overflow

The club keeps rooms you can book. When the house is full for a wedding, or the family lands from Canada all at once, nobody sleeps on the floor.

₹1,500 – 3,000 a month

TDI handles cleaning, security, the generator and the lifts. Well under a comparable gated society — where a clubhouse you may never use is funded through that monthly bill rather than paid for once.

Sector 117 is a township that has been occupied for years — families, school vans in the morning, lights on in the evening. Not a site waiting to fill up.

On power, plainly

Backup runs the common areas — lift, water pump, common lighting. Not the inside of your home.

So when there is a cut, the lift keeps working and water still reaches the fourth floor. For the home itself you would fit an inverter, as most houses in Mohali do. We mention it because "power backup" is usually said in a way that lets you assume more than it means.

Is The Grandeur ready to move in?

Yes. The floors are complete and registration can be done the same day. You are buying a finished home, not a launch.

What does a floor cost, all in?

The floor itself is Rs 1.45 to 1.55 crore depending on which level, with the top floor at the upper end because it includes roof rights. On top of that, budget roughly Rs 13.5 lakh for stamp duty, registration fee and cess on a Rs 1.50 crore transaction, about Rs 60,000 as a one-time TDI Club membership, and an IFMS deposit charged on actuals. If the registry is done in a woman's name, Punjab charges 5% stamp duty instead of 7%, which saves about Rs 3 lakh. All of it is set out on this page rather than left for the registry counter.

What is IFMS and is it refundable?

IFMS stands for Interest Free Maintenance Security. It is a one-time deposit TDI holds as security against the township's maintenance — it is not a fee and it is not consumed month to month. It sits against the property and transfers with it. The amount is charged on actuals, so we will get the exact figure for your specific unit in writing before you pay anything.

Is the TDI Club free for residents?

There is a one-time membership of roughly Rs 60,000, and then the pool, gym, restaurant and table tennis are available to you. Compared with a gated society, where a clubhouse is funded through monthly maintenance whether you use it or not, this is a single payment for a club two hundred feet from your door.

Is the project RERA registered?

No. These are individual plots of roughly 216 square yards, each separately sanctioned, and each falls below the size and unit thresholds at which the RERA Act requires registration. The title chain, sanctioned plan and completion certificate are all available for you to inspect at the site.

What documents can I see?

The title chain, the sanctioned building plan, the completion certificate, the draft sale deed, and the roof-rights clause for the top floor. All of it is at the site during your visit, and you are welcome to bring your own lawyer.

Is this a flat or an independent floor?

An independent floor. Each plot is roughly 216 square yards with one home on each of four levels above a stilt. Plots are built in pairs sharing a central staircase and lift, so each landing serves two homes rather than the four to six you would find off a society corridor. You get your own registry and a share in the land — not an apartment in a society.

Can I get a home loan?

Yes. Buyers in this project have taken home loans from SBI and HDFC. Because each floor is individually registered rather than part of a registered project, the bank does a property-level legal and technical appraisal, which typically takes longer than a project-approved loan. Start the file early if you are working to a date.

Is parking included?

Yes — a dedicated covered bay in the stilt below the building, not a shared open area you compete for. If you run more than one car, additional bays can be bought.

What is there nearby?

The TDI Club is under 200 feet from the building — swimming pool, gym, restaurant, table tennis. It also has rooms you can book, which matters when the house fills up for a wedding or family arrives from abroad. Beyond that you are on the Airport Road / PR-7 corridor with schools, hospitals and Chandigarh all within a normal drive.

How many bathrooms are there?

Three, one attached to each of the three bedrooms. There is no shared or common washroom that everyone has to queue for, which is usually the first thing that breaks down in a joint family household.

Who is it right for?

Joint families who need genuine room across three en-suite bedrooms and a large living space, and nuclear families who want a proper home rather than a unit in a tower. If you have looked at high-rises and not liked them, this is usually the format people settle on.

Who handles maintenance?

TDI maintains the township — cleaning, security, the generator and the lifts — and bills residents for it. It works out to roughly ₹1,500 to ₹3,000 per floor per month, which is well below what a gated society typically charges.

Is there power backup?

On the common areas — the lift, the water pump and common lighting. Not inside the flat. So when there is a cut, the lift and the water keep running, including on the fourth floor. For the flat itself you would install an inverter, as most homes in Mohali do.

Why does 6 November matter?

It is Dhanteras, and it is the last working day at the sub-registrar office before Diwali. Diwali falls on Sunday 8 November, when the office is closed. If you want the registry done before Diwali, 6 November is the day — and slots that morning fill early.

What is the difference between a builder floor and a flat?

A builder floor is one home occupying an entire level of a low-rise building on its own plot, with an individual registry and a share in the land. A flat is a unit inside a larger society building, usually one of several on the same floor, with an undivided share in a common structure. At The Grandeur each level is a single 3 BHK home in a stilt-plus-four building — so you get a front door of your own rather than a door off a corridor.

Are there ready-to-move 3 BHK options in Mohali?

Yes — The Grandeur in Sector 117 is complete and registration can be done the same day. Most 3 BHK stock on the Airport Road corridor is under construction with possession two to four years out, so a finished, immediately registrable home is comparatively rare at this price.
